Chances are, if you are searching for metal roofing, you are wondering how much this is going to end up costing you?
While it is true there are a million different options that change prices of a metal roof, we have built 100s of buildings and have a good idea about what the cost will most likely land around for the average barn, garage, or outbuilding.
So let’s break down some price ranges, then we can look at what affects the pricing the most.
With the handy chart below, you can see what the cost for a metal re-roof, per square foot, will be. You can get roofs “cheaper” by stripping out all options, but we are showing pricing for how we re-roof your build. Don’t get fooled by a super low price that's way off from the other businesses you get quotes from, usually it means you are not getting the same options or the same quality of build.
For re-roofing or roof replacement prices start at the following
If the original metal was nailed the cost for us to remove the old metal and replace with new would start at $6.50 per square foot
If the original metal was screwed the cost for us to remove the old metal and replace with new would start at $5.50 per square foot
If there is another variable, such as shingles or tiles that need to be removed, then we are happy to provide a custom assessment and estimate for your situation.
For metal roofing (without removal of old materials needed), pricing would start at $3.50 per square foot. This would include the roof itself, including basic overhangs, and includes perlins, but not trusses (of course). This starting at price also includes labor.
Now let’s talk about what factors affect the price the most and how you can save money if you are on a tight budget, but still need a good roof.
Some common things that can affect the price can include issues that become revealed once the old roofing is removed. This can include things like rotting lumber that needs to be replaced, mold, insulation that has completely deteriorated, etc.
Of course, the most direct way to save some of your hard earned money is to do some of the work on your building yourself if you have the expertise or connections to get a stage done like removing the existing roof, or taking care of your own ceiling insulation (if that is a feature you need or want). Just make sure that you aren’t spending so much time on those items that it takes away the value of having a professional do it correctly and quickly for you.
Custom details like steep pitched roofs, wood gable details, cupolas and other add-ons are super fun to make a building stand out, and if your budget allows, go for it! But if you are looking to stay $$ efficient, try to limit the number of cosmetic upgrades to your roof to keep your cost down.
Roof Removal: Like we mentioned, you may be able to save some cost by doing this yourself, if you know how. While we certainly offer removal in our services, it's something to consider for saving on your roof replacement.

Permitting & Design
The best thing about re-roofing is that permitting is typically either easy or in some cases not even needed! While many construction projects have to go through permitting, getting your roof replaced isn't always one of them.
For design, it comes down to what color of metal you're wanting for your roof, and if you want an interior ceiling insulation package included. There are also other details, like we mentioned above about gables, eyebrows, or steeply pitched roofs, that can be included in your design as well, but just keep in mind that these can impact costs.
