But just us saying that we stand behind the many barns we have built over the years isn’t enough. Not even the fact that we have so many satisfied owners who love their barns, recommend us to their friends and have come back for more projects with us time and time again.
A lot of builders claim to have “industry leading warranties” or “best warranty available” but is that the case? If they don’t give specific details of what is and isn’t covered, it is hard to know!
You need to know exactly how and why we warranty our buildings. So here it is:
The Milmar “Rest Easy” Building Warranty
You are spending a lot of money on your new building, so the last thing you want is problems, repairs and even total building failure due to shoddy work or below-code construction! What a nightmare! That is why we created our warranty, so that you can “Rest Easy” knowing that any problems that may show up, you will be covered and in most cases, won’t have to pay a dime to fix!
We extensively work at creating systems that make sure our buildings are inspected for quality control before, during and after construction to give you the best possible building. Despite the fact that we have a very low rate of warranty calls, sometimes life happens and something gets missed or weather causes an issue. That is when it is important to know that you have a builder with a warranty that covers you and that they will honor.
61 point inspection:
You have heard the old phrase “An ounce of prevention is worth a pound of cure” and it is true! So we create a comprehensive 61 point inspection process for every building that covers everything from structural to cosmetic. And if we find something is not right, we fix it right away, even before we close out your project! (31 exterior/30 interior)
We are always working on updating our quality control systems so that it saves us costly time and money for warranty work and gives you the peace of mind that your barn has been inspected carefully by an expert to make sure it was built correctly.
This also gives us a great opportunity to grade every bit of workmanship for our crews and give them valuable information on what they are doing exceptionally well and where improvement could be made. This is how you get top shelf building crews that perform at their best!
Foundation/Posts:
Posts rotting off is one of the biggest problems for older style pole barns. That is why we recommend either using Post Protector sleeves or Perma-Column concrete post bases on your building to have zero wood contact with the ground. If you choose one of these options, we offer a lifetime guarantee on your foundation! If any pressure-treated portion of the post fails due to natural rotting, we will repair or replace it.
This post warranty covers the original buyer for life or if sold, transferrable up to 20 years. This does not cover any man-caused damage such as vehicle collision, chemical spills, fire, act-of-God, improper building modifications…etc. If you decide to use direct wood to ground contact, we offer a limited 5 year warranty for solid treated 6×6 posts.
Trusses:
Our trusses are guaranteed to be installed correctly and be engineered specifically for your zip code to make sure your wind/snow loadings are 100% accurate. If any damage is caused within 25 years due to snow load, we will repair or replace the original roof system. This does not cover snow loads that exceed the engineered snow load calculated or failure due to improper modifications or use of building.
Metal roof and siding:
Our metal panel supplier provides a 40 year fade warranty for their highly rated exterior steel and paint system and boasts a class 4 impact rating and class 90 uplift resistance rating.
Milmar’s warranty covers proper installation of the metal panels with repair or replacement to any damaged panels during the construction process and installation of fasteners. We also warranty the metal to not rust visibly for 15 years. Panels will be replaced for free if they fail within the warranty period but will not be covered if damaged by anyone other than builder or improperly altered or handled after construction is completed.
Leaks:
What are most people worried about most with a new building? Roof or Window leaks! We guarantee that our roofs and window openings won’t leak for 7 years from end of construction and if any leaks occur, we will repair or replace as needed to protect your investment. As most of us know, usually any problems occur within the first year or two after construction, so our warranty covers far beyond the typical time to find any possibility of leaks!
Fasteners:
Our warranty covers all building fasteners to be properly installed at the correct lengths and screw/nail types for the application and to not significantly rust or discolor for 20 years. This warranty covers the original buyer only and is limited to natural causes such as weather and condensation.
Workmanship:
We pride ourselves in creating buildings that will last a lifetime and beyond, and the way we do that, is by making sure our workmanship is above industry standards. If there is any workmanship that doesn’t meet code, or match the details laid out in the contract, we will make it right! Our warranty on all workmanship is 4 years from end of construction, much longer than the typical 1 year warranty offered by our competitors!
Satisfaction guarantee:
So wrap this all into one package and what does it all mean? It is our promise to you as an owner that wants their building investment to last a lifetime and beyond. We promise that we will do our very best to not just fulfill the minimum requirements of your building contract, but also make sure that you are satisfied with the communication, the process, and the end building product 100%. And if we fail in any measure, we will correct it right away so that you can rest easy, knowing that you chose the right builder for the job.
What this warranty does not cover:
While we would like to say there is nothing our warranty doesn’t cover, there are limitations to everything and these conditions are not able to be covered by our warranty (though they should be by your property insurance coverage)
- Acts of God such as fire, earthquake, flood, tornado or cause by nature
- Damage caused by negligence, accident or purposely
- Modifications of building once completed that alter the structural integrity
- Modifications of building once completed that alter the metal panels/trim
- Leaks or structural damage due to connecting to existing building not built by Milmar
- Any work scope performed by other trades or owner in or around building (i.e. electrical, HVAC, plumbing, irrigation…etc.)
- Any materials not provided by Milmar Buildings (such as windows/doors that buyer provides)
- Any portion of the building not built by Milmar Buildings
- Any damage caused by snow loads that exceed historical norms or engineer/building dept recommend roof loads
- Red rust caused by cuts or scratches in metal
- Metal that is exposed to corrosive conditions such as insulation, animal by-product, condensation or chemicals
- Any damage to items, persons, equipment or structure inside of building once building is complete. (This all should be covered by your home insurance policy)
Milmar warranty covers up to the original building contract price and not above. Milmar will decide appropriate course of action for repairs, whether that is repair, replacement or painting. Modifications and upgrades to the original building contract that are desired during any repair will be charged accordingly.
